Buying a home in India’s top cities? The latest sales numbers show that the housing market is moving at different speeds. Bengaluru, Hyderabad and Mumbai’s wider region saw more homes change hands in the July-September quarter, while sales fell in Pune, Delhi-NCR, Chennai and Kolkata.Across the seven major cities, residential sales rose 3% annually to 1,00,220 units in Q3 2026, compared with 97,080 units in the same quarter last year, according to real estate consultant Anarock.In value terms, housing sales rose 2% to Rs 1.55 lakh crore during the quarter, from Rs 1.52 lakh crore in the corresponding period of the previous year.Here is what happened in each of the seven major housing markets.
Mumbai Metropolitan Region: The biggest market gets bigger
MMR continued to account for the largest number of housing sales among the seven cities.Sales in the region rose 5% to 31,750 units in July-September 2026, compared with 30,260 units in the year-ago period.Anarock Chairman Anuj Puri said MMR and Bengaluru together accounted for 48% of total sales across the seven cities in Q3 2026.
Bengaluru: More buyers, more momentum
Bengaluru’s housing market had a stronger quarter, with sales rising 12% annually.The city recorded 16,670 residential sales during July-September, up from 14,835 units in the corresponding period last year.Industry executives said end-user demand remained strong in the city, with buyers increasingly looking at factors such as quality, location, amenities and the credibility of developers.
Hyderabad: Sales jump 15%
Hyderabad was another market where housing sales picked up during the quarter.Residential sales rose 15% to 12,970 units in Q3 2026, compared with 11,305 units in the year-ago period.This made Hyderabad the fastest-growing of the three cities that recorded an increase in sales during the quarter.
Pune: Housing sales lose some ground
Pune saw sales move lower during the quarter.The city recorded 15,690 residential sales in July-September, down 6% from 16,620 units in the corresponding period last year.
Delhi-NCR
Delhi-NCR saw a relatively small movement in the other direction.Residential sales dipped 1% to 13,765 units during the quarter, compared with 13,920 units in Q3 2025.
Chennai
Chennai recorded a sharper decline in housing sales.Sales fell 10% annually to 5,395 units in July-September, from 6,010 units in the year-ago quarter.
Kolkata
Kolkata also saw fewer homes sold during the quarter.Sales declined 4% to 3,980 units from 4,130 units in the corresponding period last year.
More homes launched across the seven cities
While buyers were more active in some cities than others, developers increased the number of new homes entering the market.Around 1,14,320 residential units were launched across the seven cities in Q3 2026, compared with 96,690 units in Q3 2025. That marked an 18% annual increase.For homebuyers, another number to watch is property prices. The average residential property price across the seven cities collectively rose 7% annually during the quarter.
Why are the sales numbers different?
The latest Anarock numbers show that the seven-city housing market did not move uniformly during the quarter. Three markets recorded annual growth, while four reported declines.The data also comes a week after real estate data analytics firm PropEquity reported a 6% decline in total housing sales to 1.03 lakh units during the September quarter.Anarock’s data, meanwhile, showed sales rising 3% to 1,00,220 units across the seven cities.The housing market could see another period of activity with the upcoming festive season.“The upcoming festive season is expected to boost residential demand, building on the momentum seen in the September quarter,” Puri of Anarock said.
