Delhi Unauthorised Colonies: Delhi MCD approves 75% rebate on charges for regularising PM-UDAY homes
For residents of Delhi’s unauthorised colonies covered under the PM-UDAY scheme, the cost of regularising constructed portions of their homes is set to come down, with the Municipal Corporation of Delhi approving a rebate of up to 75% on applicable charges.The relief is available to applicants who complete the regularisation process by October 31, 2026.
Who can get rebate?
The rebate has been approved by MCD Standing Committee chairperson Satya Sharma and will apply to eligible applicants completing the regularisation process by the October 31 deadline. If the government extends the deadline, the rebate will also remain applicable during the extended period, Sharma said, as quoted by news agency PTI.The move covers houses in unauthorised colonies covered under the PM-UDAY scheme, which seeks to provide property rights to eligible residents.The MCD currently levies four types of charges for regularisation:
- Compensatory Regulatory Charge
- C&D Charge
- Development Charge
- Admin/IT Charge
The civic body has approved an additional rebate of up to 75% on these charges, according to officials.
Other charges already waived
Several charges under the Unified Building Bye-Laws (UBBL), 2016, for regularising construction existing up to April 6, 2026, in PM-UDAY colonies had already been waived from August 20.These include the permit fee, betterment charge, levy, additional levy, plinth fee, pre-occupancy charge and charges related to construction carried out without approval.Labour cess is also not included in the MCD’s regularisation charges.The MCD and Delhi government have been conducting special camps, sending SMS alerts and running publicity campaigns to spread awareness about the regularisation process, Sharma said.
How regularisation process is being streamlined
The MCD introduced a system on July 27 to issue regularisation certificates through listed professionals based on self-assessment.The system was introduced with the aim of speeding up the disposal of applications.Sharma urged eligible residents to complete the process before October 31, saying regularisation would help ensure that properties are recorded as per rules and make future property-related transactions and other work easier.According to the official statement, 1,511 unauthorised colonies in Delhi, with a population of around 44.75 lakh, are covered under the PM-UDAY Act.So far, conveyance deeds or authorisation slips have been issued for around 40,000 properties.
