Houston’s long-vacant Greenspoint Mall is set to be demolished next month; the former regional shopping center will make way for an 80-acre redevelopment featuring a $150 million industrial park with 1.2 million square feet
For years, the largely vacant Greenspoint Mall has stood as a reminder of how dramatically Houston’s retail landscape has changed. Now, the former North Houston shopping centre is headed for demolition, with a much different future planned for the property. Lincoln Property Company, in partnership with New York Life Investment Management, announced plans for CityNorth Industrial Park, a $150 million redevelopment covering approximately 80 acres. According to Lincoln’s announcement, the project will replace the former mall with 1.2 million square feet of industrial buildings, along with retail and service uses. Demolition is expected to begin in October 2026.
From a major shopping destination to a vacant property
Greenspoint Mall once occupied an important place in North Houston’s retail scene. The mall opened in the 1970s and operated for nearly five decades, but its fortunes changed as shopping habits shifted and competition from newer retail destinations increased. The property eventually became largely vacant, and the main mall closed in 2024. The Houston Chronicle reported that the site had gone through years of decline and unsuccessful attempts at revitalisation before its closure.That long period of vacancy is now approaching its final chapter. Lincoln and New York Life Investment Management have acquired the approximately 80-acre mall site and are planning to clear the existing structure for a new commercial development. The redevelopment is planned at 12300 North Freeway, near the northeast corner of Interstate 45 and Beltway 8. The location also has access to the Hardy Toll Road, putting the future industrial park close to several major transportation routes.
A $150 million industrial park will replace the mall
The planned CityNorth Industrial Park will be significantly different from the enclosed shopping centre that previously occupied the property. The $150 million project is expected to deliver approximately 1.2 million square feet of industrial space in a combination of cross-dock and rear-load buildings. The development will also include retail and service uses, creating a mix of commercial activity rather than simply replacing the mall with another retail centre.The industrial buildings are intended to serve logistics and distribution companies, as well as smaller businesses looking for space in North Houston. Lincoln said the size of the property gives the project flexibility to accommodate different types of users. The location is an important part of the redevelopment strategy. With Interstate 45, Beltway 8 and the Hardy Toll Road nearby, the site has direct connections to major parts of the Houston area. The developers say those transportation links will help CityNorth serve the region’s logistics and industrial demand.
Demolition begins in October
The first visible step in the transformation is expected to begin next month. According to Lincoln, demolition of the former mall is scheduled to start in October 2026. Construction will then move towards the first phase of CityNorth Industrial Park, which is currently scheduled for completion in the first quarter of 2028. The developers have not yet announced all of the future tenants or released every detail of the building-by-building leasing plan.The project is expected to generate employment during construction as well as after the industrial park is completed. According to Lincoln, the development could support approximately 300 construction jobs and accommodate about 1,200 full-time jobs once the property is fully developed and leased. Fitness Connection, which currently operates at the former mall property, is also expected to remain. As part of the redevelopment, the gym is planned to move into a new 45,500-square-foot build-to-suit facility at CityNorth.
Part of wider Greenspoint redevelopment
The transformation of the former mall site is also taking place alongside broader efforts to revive the surrounding Greenspoint area. The city of Houston established the Greater Greenspoint Tax Increment Reinvestment Zone (TIRZ) to support infrastructure, mobility and other public improvements intended to encourage redevelopment in the area. Lincoln said it is working with the city and the North Houston District as plans for CityNorth move forward. The city’s reinvestment zone is expected to provide funding toward the redevelopment, although details of the funding were not immediately clear.For a property associated with years of declining retail activity and vacancy, the planned industrial park represents a substantial change in how the site will be used. Instead of attempting to restore the former shopping centre, the new owners are positioning the property around industrial, logistics and employment uses. If the current schedule holds, the first phase of CityNorth Industrial Park will be completed in early 2028. By then, the former Greenspoint Mall will have given way to a large industrial development designed around the transportation network and commercial needs of North Houston.
