Moving out of a rented home involves more than simply packing your belongings and handing over the keys. A hurried exit can often lead to disputes over the security deposit, unexpected deductions or delays in getting the refund. From unpaid utility bills and incomplete paperwork to property damage, even small oversights can end up being expensive. A simple move-out checklist can help tenants avoid unnecessary costs, minimise disputes and ensure a hassle-free handover.Review the rental agreementThe first step is to review the rent or leave-and-licence agreement carefully. Check the notice period, lock-in clause, move-out requirements and the conditions under which the landlord can deduct money from the security deposit. Inform the landlord about your move in writing and keep a record of the communication, as written proof can be useful if a dispute arises later.Clear all pending duesBefore leaving the property, clear all outstanding dues, including rent, electricity, water, maintenance, piped gas or LPG charges, broadband and any other payments linked to the tenancy. Keep receipts or digital payment records, as landlords may ask for proof before processing the security deposit refund.Inspect the property for damageIt is equally important to inspect the property for any damage. Normal wear and tear, such as minor paint fading or small scuff marks, is generally expected during a tenancy. However, broken switches, cracked tiles, damaged doors or windows, missing fixtures or damaged appliances provided by the landlord may result in deductions from the deposit. Carrying out minor repairs before moving out can help avoid additional charges.Clean the house before handing it overRemove all personal belongings and clean the property thoroughly before handing it over. Kitchens, bathrooms, cupboards, balconies, fans and windows are among the areas commonly checked during the final inspection. Leaving the house in good condition can reduce the likelihood of cleaning charges being deducted from the deposit.Document the property’s conditionBefore handing over possession, take clear, time-stamped photographs and videos of every room, including the walls, flooring, kitchen, bathrooms, furniture and appliances, if the property is furnished. Recording electricity and water meter readings can also help resolve any questions over the final utility bills.Complete the final handoverIf possible, conduct a joint walkthrough with the landlord before returning the keys. Discuss any concerns on the spot and request written confirmation that the property has been handed over. Keep copies of the rent agreement, security deposit receipt, payment records and key handover acknowledgement, and share your updated bank account details so the refund can be processed without unnecessary delays.A little preparation before moving out can go a long way in ensuring the tenancy ends smoothly and that you receive your security deposit without avoidable disputes.
