Two years ago, a developer bought a modest ranch house on Mandarin Way for $5.7 million, tore it down, and built a modern five-bedroom estate that quietly sold in April for $31 million.

Atherton’s security tells the ‘posh story’

Along with modern architecture comes an unprecedented focus on private security. Dale Buckner, chief executive officer of Global Guardian, revealed to Bloomberg that Atherton is now his company’s top ZIP code for residential security nationwide, surpassing both the New York and Washington, D.C. metro areas. Across the town, Global Guardian maintains 60 employees watching clients’ properties 24/7, with some residents converting pool houses or garages into dedicated surveillance stations.Concerns over privacy and security are also pushing more of Atherton’s ultra-luxury transactions into the shadows. Hugh Cornish, an agent at Coldwell Banker Realty, reported that about 24% of homes in Atherton sold off public listings last year, up from 21% the year prior. Furthermore, many high-profile purchases are handled through limited liability companies to shroud the buyers’ identities. Property records and state business filings show that the buyer of the $32 million mansion earlier this year was an LLC tied to Multi-Fineline Electronix, a major manufacturer of flexible circuits used in smartphones, wearables, and emerging AI devices.
