Mumbai's Rs 10 crore-plus home market scales a record Rs 18,512 crore in H1 2026

Mumbai’s luxury home market is having a record-breaking year. In just the first six months of 2026, buyers spent Rs 18,512 crore on homes priced at Rs 10 crore and above, pushing the city’s luxury residential market to its highest-ever half-yearly transaction value, according to a report released on Thursday.The report by India Sotheby’s International Realty and CRE Matrix showed that the luxury segment grew 12% over the corresponding period last year, when sales were valued at Rs 16,518 crore. It described the January-June 2026 performance as the highest half-yearly transaction value ever recorded in Mumbai’s luxury residential market.The increase in transaction value was accompanied by stronger buying activity. A total of 957 luxury homes were sold during the first half of the year, compared with 761 units in the same period of 2025.Demand remained concentrated in a handful of established residential pockets. The report said the top 10 localities together accounted for nearly 80% of the city’s total primary luxury housing sales value during the six-month period.Among these markets, Worli registered the biggest transaction value at Rs 4,493 crore, up 79% from a year ago. The locality also witnessed a sharp rise in deal volumes, with unit sales increasing to 159 during January-June 2026 from 35 in the corresponding period last year.Commenting on the trend, Sudershan Sharma, executive firector, India Sotheby’s International Realty, said established luxury destinations continue to dominate the market.“Established micro-markets like Worli, Tardeo, Lower Parel and Bandra West continue to lead, backed by improving infrastructure and quality launches.Price growth has stayed rational, with developers mindful of overpricing. Secondary markets have moved in sync with primary sales, and with momentum sustained, India’s financial capital’s luxury segment is positioned for continued, cautious, end-user driven growth,” Sharma said.The report also pointed to sustained demand in the higher-ticket segment. Abhishek Kiran Gupta, co-founder & CEO of CRE Matrix, said that there is a sustained momentum in sales, particularly within the Rs 20-40 crore segment.
