Miami Cost Of Living: Miami overtakes New York to become America’s second most expensive metro area

Miami is no longer the more affordable alternative to New York. For the first time, the South Florida metro area has overtaken the New York metropolitan region as the second most expensive place to live in the United States, driven by soaring housing costs, insurance premiums and everyday expenses.According to the latest Regional Price Parities (RPP) report from the US Bureau of Economic Analysis, the Miami-Fort Lauderdale-West Palm Beach metro area recorded a cost-of-living index of 114.155 in 2024, surpassing the New York-Newark-Jersey City region, which scored 112.563. Both remain well above the national average of 100, but Miami moved ahead of New York for the first time. Only the San Francisco Bay Area ranked higher.Housing costs drive the surgeThe sharp rise in living costs has been fueled largely by housing. According to data cited by Bloomberg, consumer prices in the Miami metro area have risen 36% since 2019, while home prices have surged 79% since the pandemic, based on Bureau of Labor Statistics and S&P Case-Shiller figures.The Bureau of Economic Analysis also found that the overall cost of housing in the Miami-Fort Lauderdale-Palm Beach metro area is now about 5% higher than in New York and its surrounding suburbs, including parts of New Jersey. Even southern Connecticut, home to many hedge funds, is now cheaper than Miami.“It’s no longer just about the purchase price” for homebuyers in South Florida, Corcoran real estate agent Michael Buttacavoli told Bloomberg. “It’s about the total cost to own.” Beyond home prices, rising insurance costs and property taxes have significantly increased the cost of homeownership.According to online insurance marketplace Insurify, Florida recorded the highest average home insurance premium in the US last year at $8,292, roughly four times the average paid by homeowners in New York state.Property taxes have also climbed sharply. Real estate data firm Attom estimates that property taxes in the Miami area have increased 62% since 2019, more than double the national average.Private school fees, restaurant bills and several other everyday expenses have also risen over the past year, adding to the region’s growing affordability concerns, the New York Post reported.The price surge follows a wave of migration during and after the Covid-19 pandemic, when thousands of residents and businesses relocated from high-cost states to Florida.IRS and US Census data show New York’s net domestic outflow increased from around 74,000 tax returns in 2018-19 to 142,000 in 2020-21. During the same period, Florida’s net domestic migration peaked at 310,892 people in 2022, before slowing over the following two years.The rapid influx of new residents boosted demand for housing and services, pushing up prices across South Florida.
