DDA launches housing scheme with 25% discount: 1,200+ flats from Rs 33 lakh - all you need to know

For many aspiring homebuyers in Delhi, the biggest hurdle isn’t finding a house—it’s finding one that fits the budget.If you’ve been waiting for a government-backed housing scheme with lower prices and ready-to-move homes, the Delhi Development Authority (DDA) has announced a fresh opportunity.Ahead of Independence Day, the DDA has launched the ‘DDA Karmajeevi Awaas Yojana 2026’, offering a 25% discount on more than 1,200 ready-to-move flats in Narela.The scheme is aimed at serving and retired government employees, as well as working professionals, and will allot homes on a first come, first served basis, as per news agency PTI.

What is the DDA Karmajeevi Awaas Yojana?

The DDA said the new housing scheme has been launched to make home ownership more affordable while promoting planned urban development and inclusive growth in the national capital.The scheme includes over 1,200 ready-to-move flats across three categories:All flats will be offered on a freehold basis, giving buyers complete ownership rights over the property.

Flat prices after 25% discount

The DDA has announced the following starting prices after applying the 25% discount:

  • 1 BHK: From Rs 33.40 lakh
  • 2 BHK: From Rs 75.55 lakh
  • 3 BHK: From Rs 1.065 crore

The discounted pricing is expected to make the homes more accessible to eligible buyers, particularly first-time homebuyers looking for ready-to-move properties.

Registration and booking dates

Those interested in purchasing a flat should keep these dates in mind:

  • Registration opens: July 24
  • Flat booking starts: August 15
  • Mode of booking: Through the DDA Awaas Portal
  • Allotment: First come, first served

Since allotments will not be through a lottery, prospective buyers may benefit from completing registration early and keeping the required documents and finances ready before bookings begin.

Where are the flats located?

The flats are located in Narela, one of Delhi’s emerging residential hubs with several planned infrastructure projects in the pipeline.The housing complex enjoys connectivity to key transport and civic infrastructure:

  • Around 500 metres from Urban Extension Road-1 (UER-1)
  • About 1.1 km from GT Karnal Road
  • Approximately 1.2 km from the upcoming Metro station
  • Around 1.9 km from the proposed RRTS station
  • About 2 km from the Narela Sports Complex
  • Around 5 km from the upcoming Education Hub
  • Roughly 9.2 km from the proposed Integrated Sports Stadium

These planned infrastructure projects could improve connectivity and enhance the area’s long-term residential appeal.

Who should consider this scheme?

The scheme is primarily targeted at:

  • Serving government employees
  • Retired government employees
  • Working professionals seeking ready-to-move homes

For buyers who prefer immediate possession instead of waiting for under-construction projects, the ready-to-move nature of these flats could also eliminate construction delays and reduce uncertainty.With a 25% discount, freehold ownership and improving connectivity in Narela, the latest DDA housing scheme offers an opportunity for eligible buyers looking to enter Delhi’s property market at a relatively lower price point.
