A 19th-century Pennsylvania mining village with 83 acres and 13 historic buildings is going to absolute auction; the property already has approvals for 121 new homes

For generations, St. Peter’s Village has stood in a narrow Pennsylvania ravine where rushing water, towering boulders and old stone buildings tell the story of a community shaped by mining. Now, the future of the historic Chester County village is set to hinge on a single auction, with the entire property going under the hammer and plans already in place for more than a hundred new homes. According to Traiman Auctions, the unusual sale is scheduled for Wednesday, Sept. 30, at 2 p.m. at the Desmond Hotel in Malvern.

A village on the auction block

According to Vista Today, the property covers approximately 83 acres and includes 13 historic and commercial buildings with more than 43,500 square feet of combined space. But the existing buildings are only part of the opportunity. The property comes with approvals for 121 residential home sites, including 33 single-family homes, 33 twin homes, 34 townhomes and 21 two-acre home sites. The sale also includes an existing wastewater treatment plant, utility infrastructure, a liquor license, personal property and subterranean mineral rights.The buyer will take on responsibility for upgrading the wastewater treatment system so it can support the property’s full planned build-out. The property is being sold as is, with settlement required within 60 days of the auction, adds the online report.For developers, investors and preservation-minded buyers, the combination makes the offering an unusual one: a historic village with established commercial buildings and substantial residential development potential.

From mining town to getaway

St. Peter’s Village was born out of the region’s 19th-century mining industry. Iron ore and black granite once drove the local economy, while granite quarried in the area was transported to Philadelphia and used to pave city streets. The landscape that once supported heavy industry eventually helped give the village an entirely different identity.Industrial activity faded, and St. Peter’s evolved into a destination for visitors drawn to its historic character and natural surroundings. A historic inn and Victorian-era storefronts line the village, while huge boulders and the rushing waters of French Creek create the setting that has become synonymous with the community. The village’s position near French Creek State Park has added to its appeal as a place where history and outdoor recreation overlap.

What happens next?

St. Peter’s Village is listed on the National Register of Historic Places, adding another layer of significance to a sale that could reshape the community. The approved residential sites mean the next owner will have considerable development potential. At the same time, the existing buildings and historic designation make preservation an important part of the property’s future. That tension is what makes the auction particularly consequential.The buyer could inherit an established destination with decades of history, along with the approvals and infrastructure needed for expansion, adds the online report Vista Today. How much of the village remains as it is, and how much changes, will ultimately depend on the person or group that takes ownership, adds the online report. On Sept. 30, bidders will not simply be competing for land.
