The record-breaking off-market deal was first reported by The Wall Street Journal. Covering 17,000 square feet, the newly completed home was sold after four years of construction overseen by Rhode Island-based developer Raymond Uritescu, Chief Executive Officer of Providence Realty Investments. Estate broker Steve Jury of Keller Williams Park City, who represented both sides of the deal, confirmed the final $37 million sale price to The Wall Street Journal. The figure beats previous residential sales records within the official boundaries of the well-known ski resort town.

Four years of construction in Deer Valley

The property sits on a multi-acre lot inside a private, gated community in the Deer Valley resort area. When Providence Realty Investments bought the land five years ago, it was completely undeveloped. Uritescu began preparing the site and laying the groundwork soon after the $6 million purchase in 2021. Construction then continued for four years. Building a mansion of this size in the mountain environment brought major challenges. Seasonal weather, steep terrain and strict local building rules in the Deer Valley area can limit construction to the warmer months. Despite these difficulties, workers completed the nine-bedroom home, designed to meet the needs of wealthy modern buyers. Details reported by The Wall Street Journal said the property was built with large timber frames, high-performance insulated glass designed for severe winter weather and custom stonework chosen to fit with the surrounding Utah landscape. The design also uses large floor-to-ceiling windows to give residents wide views of the surrounding mountains.

High-end features drive record price

The home has extensive ski-in, ski-out facilities, giving residents direct private access to Deer Valley Resort’s ski trails. Inside, it features a professional-grade chef’s kitchen, custom wine storage, heated outdoor patios for year-round use and large wellness facilities. The wellness area includes a private spa, indoor swimming pool and fitness centre. The property was sold fully completed and ready for the buyer to move in. When contacted by The Wall Street Journal, Uritescu declined to discuss the project’s financial margins, funding or the identity of the private buyer. Broker Steve Jury also refused to provide personal details about the buyer, citing strict non-disclosure agreements common in high-profile local property deals.

Limited supply boosts Utah mountain market

The sale shows the continued strength of the luxury housing market in Utah’s leading resort communities. Some areas outside Park City’s official city limits, including the Snyderville Basin and nearby private club communities, have at times recorded higher prices for large compounds or extensive land holdings. However, this deal sets a new benchmark for a single-family home located within Park City itself. Local market data cited by The Wall Street Journal shows that the supply of new, large homes inside the city remains very limited. High land prices, long permitting processes and a shortage of remaining buildable land have created a major supply gap for completed homes larger than 10,000 square feet. Because of this shortage, wealthy buyers have shown they are willing to pay large premiums for finished luxury homes. Buying a completed property also allows them to avoid the years of delays that can come with purchasing undeveloped land and managing a complicated construction project themselves.
