For years, a 160-year-old church in St. Louis stood as a reminder of a neighbourhood’s past while steadily becoming one of its most troubled properties. The vacant structure had endured a fire, repeated complaints and two structural condemnations. City records showed 37 service requests connected to the property, as concerns about its condition continued to grow. Now, after a year-long legal fight, the historic building has a new chance at survival.The Soulard Restoration Group, a neighbourhood association in St. Louis, has secured temporary possession of the vacant church through a court order, clearing the way for efforts to determine whether the deteriorating structure can be rehabilitated rather than demolished. The St. Louis Receivership Group will fund and manage the rehabilitation work.The development marks a major shift for the property, which had become a long-running concern for residents of the historic Soulard neighbourhood.

From historic landmark to abandoned property

The church, built in 1866, is one of the older structures associated with the neighborhood’s religious and architectural history. But its age eventually became part of the problem as the vacant building deteriorated.The property has an appraised value of only $23,400, according to records cited by the St. Louis Business Journal. At the same time, the building generated a long list of concerns for the city, including 37 service requests and two structural condemnations.A fire added another chapter to the building’s decline. Local reports have previously described a church near Allen Avenue and South 13th Street in Soulard that burned in 2023 and remained closed afterwards. The abandoned structure became part of a wider preservation concern in the neighbourhood, where residents have repeatedly pushed for historic buildings to be repaired rather than allowed to deteriorate to the point of demolition.For the Soulard Restoration Group, the church became more than an isolated vacant building. The organisation had identified 1222 Allen Avenue, described in its November 2024 meeting minutes as “the church on Gravois,” as the first property under its new “Propertunities” initiative. The program was created to focus attention on vacant or nuisance properties and work with the city to find solutions. The group specifically said it wanted to support the city in keeping and rebuilding the structure instead of demolishing it.

A legal battle over the building’s future

That effort eventually moved from neighbourhood advocacy into court. The Soulard Restoration Group sued the church’s owner in 2025, seeking to address what it described as years of deterioration. The case became a test of whether the historic structure could be rescued through a court-appointed receivership process rather than left to deteriorate further.A year later, the neighbourhood group has won a significant step in that fight. The court order gives the Soulard Restoration Group temporary possession of the property, allowing rehabilitation efforts to move forward. The arrangement is designed to give the building a chance to be stabilised and assessed rather than leaving it in limbo.The rehabilitation will be funded and managed by the St. Louis Receivership Group, according to the latest report. That distinction is important because gaining control of an abandoned historic building is only the first step. Stabilising an old structure that has suffered years of neglect, along with fire damage and structural problems, can require extensive work and significant funding.

Why the neighbourhood wants to save it

For residents, the fight is about more than preserving an old building. Soulard is one of St. Louis’s historic neighbourhoods, known for its rows of historic homes, brick architecture and buildings that reflect the city’s immigrant and industrial past. The neighbourhood association, founded in 1972, describes its mission as building the community while preserving its heritage.The church sits within that historic landscape. The group’s interest in the property also reflects a broader concern over what happens when old buildings are left vacant. Once a structure becomes severely deteriorated, the choices can become increasingly limited: spend heavily to stabilise it or eventually demolish it.The 1222 Allen Avenue property had already become a concern for the Soulard Restoration Group before the current court fight. Its 2024 meeting minutes show that the organisation was actively working with the city over the church and wanted to see the building rebuilt rather than demolished.The group’s latest victory therefore represents the culmination of a campaign that began with neighbourhood-level concern and eventually turned into a legal effort.

What happens next

The immediate priority is rehabilitation. With temporary possession secured, the property can now move into the next phase, where its condition can be evaluated and work can begin under the receivership arrangement. The objective is not simply to secure the building but to determine whether its historic fabric can be preserved and the structure returned to productive use.The road ahead is still likely to be complicated. The church has already experienced fire damage, years of vacancy and structural problems serious enough to result in two condemnations. The 37 service requests associated with the property illustrate how long the problems have persisted.But for now, demolition is no longer the only story surrounding the 160-year-old structure.
