Despite its extraordinary location, scale and private harbour, the estate has yet to find a buyer.
From a $1 million purchase to a $295 million listing
Gordon Pointe has a remarkable history. Financier John Donahue began assembling the property in 1985, when he bought his first roughly four-acre waterfront parcel for about $1 million. Over the years, he expanded the family’s holdings, eventually creating a much larger private compound. By 2024, the property had grown into a roughly nine-acre estate with multiple residences and extensive waterfront access. It was then placed on the market for $295 million, making it the most expensive home listing in the US at the time.The asking price reflected something that is almost impossible to recreate in Naples: an enormous private waterfront tract in one of the city’s most desirable neighbourhoods. The property offers views of Naples Bay and the Gulf of Mexico, along with substantial beach frontage and a private yacht basin. Its scale and location were central to the sellers’ argument that Gordon Pointe deserved a price far above that of a conventional luxury mansion.
Why the property is now asking $195 million
The estate’s latest appearance on the market is somewhat different from its original offering. According to Realtor.com, Gordon Pointe has been reduced to a 5.39-acre property and is now listed for $195 million. It had most recently been offered for $210 million in January 2025 before returning to the market at the new price. Current property records show the listing at 100 & 104 Bay Road in Naples. The offering includes about 722 feet of beach frontage and a 231-foot yacht basin, with access to Naples Bay and views towards the Gulf.The reduction from $295 million to $195 million represents a $100 million drop, or roughly 34% from the original asking price. That does not mean the estate has suddenly become an ordinary luxury property. At $195 million, it remains one of the most expensive homes available in the country.
What makes Gordon Pointe so valuable?
For an ultra-wealthy buyer, the appeal is less about simply owning a large house and more about owning an irreplaceable piece of waterfront land. The property sits at the southern end of Gordon Drive in Port Royal. It combines privacy, direct beach frontage, boating access and views over both the bay and Gulf. The current listing describes the property as offering a protected harbour option through its yacht basin.The estate also has a history few properties can match. The Donahue family gradually assembled the land over decades, turning what began as a modest coastal property into a private compound. That history helps explain why the original asking price was so ambitious. Building a large mansion is possible; recreating a multi-acre waterfront holding in an established part of Naples is considerably harder.
The hidden challenge: Florida’s climate risk
But Gordon Pointe’s extraordinary location also creates one of its biggest potential drawbacks. The property sits directly on the coast, making it exposed to hurricanes, storm surge and flooding. When the estate was still being offered for $295 million, flood-risk analysis by the First Street Foundation estimated a 68% chance of flooding within 15 years and 95% within 30 years. Climate-risk researchers also classified its exposure to wind as extreme.For most homeowners, those figures would be a major consideration. At the level of wealth required to purchase a $195 million property, the calculation can be different, but insurance and long-term maintenance can still become significant costs.
Why hasn’t someone bought it?
The biggest obstacle may simply be the extremely small pool of people capable of purchasing it. At $195 million, Gordon Pointe is not competing with typical Naples homes. It is competing for the attention of a tiny group of ultra-high-net-worth buyers who want a very specific combination of privacy, waterfront access, land and prestige. The property also illustrates the difficulty of pricing trophy real estate. A seller can reduce an asking price by $100 million and still be left with a property that costs nearly $200 million.For the right buyer, however, that dramatic reduction could make Gordon Pointe considerably more compelling than it was when it carried a $295 million price tag. At $195 million, the estate remains an exceptionally rare waterfront property, offering a combination of land, privacy, beach frontage and boating access that is difficult to replicate in Naples. Whether that combination will be enough to attract a buyer remains to be seen.
