Land Transactions In India: Strong housing demand drives 7,700-plus acres of residential land deals
More than 7,700 acres of land deals were struck for the development of housing projects between January 2021 and March 2026, as real estate firms expanded their businesses amid strong demand for homes, according to Cushman & Wakefield.The real estate consultant on Wednesday released its report, Building India: Land Markets Define the Next Development Frontier, which showed that 18,158 acres were transacted across more than 880 deals in 33 cities during the period.The transactions included outright purchases as well as joint development agreements and covered multiple asset classes, including residential, commercial projects such as offices and malls, logistics and industrial parks, and data centres.“Residential land transactions continue to anchor volume, supported by sustained housing demand across major urban centres,” the report said.It added that 7,714 acres of land deals were concluded for residential development between January 2021 and March 2026.
Outright purchases account for largest share
Of the total land transactions recorded during the period, outright purchases accounted for 10,910 acres, according to the report.Partnership-led structures, including joint ventures and joint development agreements, accounted for more than 4,405 acres.Long-lease transactions contributed nearly 2,520 acres, while redevelopment transactions accounted for another 323 acres between January 2021 and the first quarter of 2026.
Land deals spanned 33 cities
The land transactions covered 33 cities across India.These included Ahmedabad, Amritsar, Bengaluru, Chennai, Coimbatore, Cuttack, Dahej, Delhi, Faridabad, Ghaziabad, Gurugram, Hyderabad, Indore, Jaipur, Kochi, Kolkata, Kurukshetra, Lucknow, Ludhiana, Meerut, Mohali, Mumbai, Mysore, Nagpur, Noida including Greater Noida, Panchkula, Panipat, Pune, Rewari, Sonipat, Surat, Vadodara and Visakhapatnam.Overall, the 18,158 acres transacted across more than 880 deals included land acquired for residential, commercial, logistics and industrial, and data-centre projects.
