A Fire Island glass house drew 350+ viewers at $5.25 million but no buyer; after $1.255 million in cuts, its $3.995 million ask is still nearly $1.3 million above Cherry Grove’s record sale
A striking glass house in Cherry Grove on New York’s Fire Island has attracted more than 350 viewers since it went on the market, but the attention has not yet resulted in a sale. The four-bedroom property, known as Crest House, was initially listed for $5.25 million in July 2026.The property has since undergone two major price reductions. According to Realtor, after first dropping to $4.85 million a few weeks after its launch, the asking price has now been cut to $3.995 million. That means the seller has reduced the price by a total of $1.255 million from the original listing.Even at the reduced price, the house would be far above the existing sales record in Cherry Grove if it sells close to its current asking price. According to listing agent Nikola (Niko) Cejic of Douglas Elliman’s Lord Chapin Team, the highest price ever paid for a property in Cherry Grove is $2.7 million.Despite the unusually high asking price, the property has generated considerable interest from potential buyers. Cejic said, “We have had over 350 people view the house,” Cejic says. “It got the most attention of any listing but wasn’t selling.”
Large oceanfront property
Crest House sits on a rare 120-foot double lot and covers 7,130 square feet. The property is being sold fully furnished, giving the next owner a ready-to-use home.The house was custom-built in 2012 as a post-and-beam residence. It has 120 feet of direct ocean frontage and is fully solar-powered. Its design focuses heavily on the surrounding water, with the home positioned to make the most of its location.“The way the home was constructed, it was directed toward the water,” Cejic says. “And the thing that drew the owner here is its peace, calmness, and seclusion.”

The outdoor areas were also designed with entertaining in mind.“It is a great house for large-scale entertaining,” Cejic says. “The seller wanted a modern sleek family home to entertain. They had a musician on the deck, and there was still a ton of space left. You could have a 200-person concert on the deck.”
Why location matters
The property’s setting is a major part of its appeal. Fire Island is a car-free community and can be reached from mainland Long Island by a short ferry ride. Within Cherry Grove, residents and visitors travel mainly on foot and along boardwalks.Cejic says this makes the community particularly secluded and contributes to its distinct character. “Cherry Grove is all walking and boardwalks, so it’s very secluded,” Cejic says. “It’s a real hidden gem and kept under the radar.”The listing agent also says the property is expected to serve as a second home for its eventual buyer because Fire Island is a resort town. The current marketing is aimed at buyers from Manhattan as well as members of the LGBTQ community.The house is also located close to Fire Island Pines. The community is about a 15-minute walk from Cherry Grove and has its own high-end property market. Fashion designer Michael Kors has listed a beachfront compound there for $6.25 million.For Crest House, however, the challenge remains finding a buyer willing to pay a price that would set a new record for Cherry Grove. “You can’t get better than 120 feet of ocean frontage and beach access,” Cejic says. “It’s just an incredible home.”
