Two siblings who inherited a 20.66-acre piece of land in Rockville, Utah, after their brother died have permanently given up all future development rights to keep the property completely undeveloped next to Zion National Park. The agreement will protect the scenic land in the Virgin River watershed from commercial construction, housing developments and residential subdivisions. According to an official announcement from the Virgin River Land Conservancy, the project creates an important environmental buffer along the southern edge of Zion National Park. The property contains native desert plants, wildlife corridors and open views of the area’s famous red sandstone formations. By placing the 20.66 acres under a permanent conservation agreement, the siblings will protect the land’s natural environment while keeping ownership of the property within their family.
Protecting delicate habitat in the Virgin River watershed
The protected land in Rockville is part of a sensitive desert ecosystem. It provides habitat and travel routes for wildlife such as mule deer, desert tortoises and native birds of prey that move through the Virgin River basin. The Virgin River Land Conservancy said private land protection is especially important in Washington County, Utah. The area is experiencing rapid population growth and expanding tourism, putting increasing pressure on open land around national parks. Under the conservation easement, the restrictions will remain with the property forever. This means future owners will also be legally prevented from developing the 20.66-acre parcel.
