Ryan Seacrest Sells 40-Acre Napa Estate for $18.5M After $22M Asking Price

Ryan Seacrest has closed a two-year chapter with his sprawling 40-acre Napa Valley estate, selling it for $18.5 million after asking $22 million. The American Idol host first listed the St. Helena estate in the summer of 2024, after a major renovation. It was taken off the market just over a month later. But the estate reappeared in April 2025, again listed at $22 million, according to a report by Realtor website. The asking price was reduced to $18.8 million earlier this year, and finally a buyer came along. The final sale was just $300,000 less than that reduced figure, reports Mansion Global. According to property records, Seacrest bought the estate through an LLC in 2020 for $14 million. So the $18.5 million sale could mean a profit of $4.5 million before taxes, transaction costs and the massive renovation costs. Under Seacrest’s ownership, the property was redesigned with the project managed by architectural designer Silvia Nobili of Nobili Marques Arquitectura. The renovation included new finishes, a larger master suite, an additional guest suite and a complete redo of the guest house.

10,750 square foot Napa retreat

According to the report by Realtor, the estate is headed by a 10,750 square foot main house that includes five bedrooms and six bathrooms. The sprawling home features a mix of traditional materials with modern design and plenty of indoor-outdoor living areas. Inside, the property boasts soaring ceilings, reclaimed wood beams, wide-plank oak floors, limestone walls and seven fireplaces. The custom cabinetry, doors and windows, and lighting add to the custom feel. The chef’s kitchen is particularly unique, with its own fireplace with rotisserie and pizza oven. Other features of the home include a library gallery, television room, gym, garden room, laundry facilities and storage areas and a three-car garage. The master suite was expanded in the renovation and features a private office, terrace and outdoor spa garden.

Resort-style amenities in natural surroundings

The estate has a lot of outdoor space which is a plus. The grounds include an infinity-edge pool and spa, a central courtyard set up for large-scale entertaining, many terraces and a bocce court. Seacrest also planted 220 fruiting Italian olive trees that form a private grove across the property. Mature trees and native plantings contribute to the sense of seclusion. Large pocketing doors open the interiors directly onto the terraces and surrounding landscape, reinforcing the estate’s indoor-outdoor design. The property also has security and surveillance systems, built-in audio, a Lutron lighting system and a whole-property backup generator.

A home created for privacy and views

From the property, Seacrest enjoyed one of his favorite features, a panoramic view across the Napa Valley. The secluded setting was filled with greenery and an atmosphere of peace and hot-air balloons could be seen in the distance occasionally. Minutes from the Meadowood Resort and downtown St. Helena, the estate provides the next owner easy access to restaurants, resorts and Napa Valley attractions while still maintaining a strong sense of privacy. The new owner has not been identified. But for Seacrest, the sale marks the end of an ambitious real estate project that turned a $14 million purchase into a $18.5 million sale after several years of ownership, renovation and two separate efforts to find a buyer.
