The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has allowed eligible registered real estate projects an additional four months to complete their stipulated timelines, taking into account the prevailing situation in the Middle East and its impact on the real estate sector.The relief will cover both the registration validity of the projects and their prescribed completion period, the authority said on Tuesday.The extension will cover projects for which the original, revised or previously extended completion date falls between February 28 and October 31, 2026. The additional four months will be counted from the existing expiry date of the project’s registration.UP RERA said the move followed an advisory issued by the Union Ministry of Housing and Urban Affairs on July 31. The advisory had suggested a blanket four-month extension for real estate projects affected by extraordinary circumstances.For projects that fulfil all the specified conditions, the extension will be granted automatically. Promoters who have pending compliances can complete them and make a written request to UP RERA. The authority’s technical department will then verify the request and process the extension.“Eligible projects meeting all the conditions will get the four-month extension automatically. Promoters who have not completed any of the required compliances can complete them and submit a written request to the authority, following which UP RERA’s technical department will process the extension after verification,” it stated.The extension, however, will not be available to projects that have already obtained a Completion Certificate or Occupancy Certificate, as such projects do not require further time for completion.“Projects that have already received a Completion Certificate or Occupancy Certificate will not be eligible for the extension, as they do not require additional time for completion,” the authority said.
