New York’s iconic Flatiron Building is emerging as one of Manhattan’s hottest luxury residential addresses, with most of the apartments publicly listed for sale already under contract as the landmark prepares to welcome residents this autumn.Of the 22 residences publicly listed on StreetEasy at 175 Fifth Avenue, only four remain unsold, meaning around 82% of the publicly marketed units have been absorbed, according to the New York Post.The pace is notable because the century-old landmark is still completing its conversion from offices into luxury residences. Apartments in Manhattan’s high-end new developments can often remain on the market for a year or longer.
$24 million apartment enters contract
The latest sign of strong demand came last week when Unit 17-North, a four-bedroom residence measuring 4,626 sq ft, entered into contract at an asking price of $23.95 million, according to the New York Post, citing Olshan Realty’s weekly contract report.The apartment features a 63-by-27-foot great room overlooking Madison Square Park. The final sale price and identity of the buyer will be disclosed only after the transaction closes.It was the second time in three weeks that a Flatiron Building residence topped Olshan Realty’s weekly contract report, putting the conversion ahead of several high-end new towers competing for Manhattan’s wealthiest buyers.
From office landmark to luxury residences
Designed by architect Daniel Burnham and completed in 1902, the 22-storey Flatiron Building spent more than a century as commercial office space. Macmillan Publishing, its last major tenant, moved out in 2019, leaving the landmark largely vacant.The building’s future became uncertain after its owners failed to agree on what to do with the property. It went to auction in 2023, when businessman Jacob Garlick won with a $190 million bid but failed to pay the required deposit.A second auction later that year was won for $161 million by the existing owners, who subsequently partnered with the Brodsky Organization to convert the building into luxury homes.The developers brought in Studio Sofield to design the interiors. The firm worked around the building’s distinctive triangular floor plates, creating one north-facing and one south-facing residence on most floors, alongside two large full-floor homes at the top.The development will eventually comprise 36 sellable residences. Prices range from just under $11 million for a three-bedroom apartment to $58.5 million for the penthouse on the 21st floor, according to the New York Post. Not all of the residences have been publicly launched yet.
Historic landmark gets a modern makeover
Sales began quietly last autumn before opening publicly earlier this year, with demand building steadily.In March, a buyer agreed to pay $30.5 million for a seventh-floor residence. The home had originally been planned as two apartments but was combined into a single 7,700-sq-ft residence with ceilings higher than 10 feet.The building’s amenities include a 60-foot lap pool, fitness centre, sauna, cold plunge pool, billiards room and residents’ lounge with a kitchenette — a significant transformation for a structure originally designed purely as an office building.The conversion has also involved extensive preservation work. Construction crews have been replacing around 1,000 windows in accordance with landmark-preservation requirements and installing the building’s first exterior lighting system.The residences are expected to be move-in ready this autumn, while the full amenities package, including the lap pool, is scheduled to open in early 2027.For a building that once faced an uncertain future after its offices emptied, the rapid sale of its new residences marks a dramatic turnaround — and shows the enduring premium attached to one of New York’s most recognisable architectural landmarks.
