Traci Bates spent more than a year trying to get back into her house after a tenant changed the locks and claimed he had bought the property, as reported by KOCO.Now, after a default judgment went in her favour, Bates says she finally sees a path back inside. But the ordeal has already left her shaken, frustrated and warning others about how complicated property disputes can become when someone refuses to leave.<\/p>\n According to Bates, the situation began after she allowed a mutual friend to rent a room in her late father\u2019s home. The idea was not a traditional lease. Instead, Bates said the arrangement was that the tenant would help with work around the property in exchange for rent, including cleaning up, hauling trash, fixing a fence and doing other minor repairs.For a few weeks, she said, the arrangement seemed manageable. But then, she claims, the situation changed fast. Bates said the tenant changed the locks, leaving her unable to get into the house where her clothes and her father\u2019s belongings were still inside, as per the report.That was the moment the dispute turned from a private disagreement into a civil and legal fight. Bates said she was locked out for more than a year.<\/p>\n The most serious part of the dispute involved a document the tenant allegedly presented as proof that Bates had sold him the house for $13,000. According to the report cited by KOCO, a letter from the Secretary of State also noted that the notary stamp used on the document had been reported missing around the time the supposed agreement was made.Bates said the idea that such a document could be used against her was shocking. \u201cThere\u2019s no proof. That\u2019s not how you\u2019re buying a property,\u201d she told KOCO.<\/p>\n Bates said she called police after being kept out of the house, but officers told her they could not do much because the issue was civil, not criminal. That often happens in property disputes when there is a claim of occupancy, paperwork or a landlord-tenant relationship.In Oklahoma, landlords cannot simply lock someone out without going through the proper legal process. Legal Aid Services of Oklahoma says a landlord needs a court order and sheriff involvement before changing the locks after a legal eviction.That is one reason cases like this can drag on. Even if the owner believes the occupant has no right to be there, the courts often have to sort out the paperwork, possession and ownership issues before anyone can be removed.<\/p>\n After more than a year of back-and-forth, Bates got some relief when a judge granted a default judgment in her favor. According to KOCO, that means she is now closer to finally regaining the home.Bates reacted emotionally to the news, telling the station she was in tears and had not believed the day would come. \u201cOh, my goodness! I\u2019m so excited,\u201d she said. \u201cThis is such a big release.\u201dThe process is not over yet, though. Her attorney still has to take the judgment to the sheriff\u2019s office. Once that happens, the occupant will reportedly have 48 hours to move out.<\/p>\n This dispute became difficult not just because of the lock change, but because of the additional countersuits and claims that followed. KOCO reports the tenant countersued Bates for breach of contract and intentional infliction of emotional distress.That kind of legal escalation is one reason property disputes can be so draining. What starts as a disagreement over access can quickly become a web of claims, paperwork and delays. Even when public records still list a family trust as the owner, the practical reality can be months or years of waiting for court action.Attorney Noble McIntyre, who was not tied to the case, told KOCO that situations like this happen across the country and can expose gaps in civil court procedures. He said law-abiding owners sometimes end up being treated as though they are in the wrong simply because the legal process moves slowly.<\/p>\n The biggest lesson from this story is that informal arrangements can become risky when they are not carefully documented. A room-for-work agreement may seem simple at first, but if trust breaks down, the dispute can become very hard to unwind.This is especially true when property ownership involves an estate, a family trust or inherited property. If the person living in the house claims there was a sale, courts may have to examine signatures, notarization, title records and the parties\u2019 intent.For Oklahoma homeowners, the law is clear on one point: changing locks is not a substitute for an eviction. Legal Aid Services of Oklahoma says a landlord must go through the court system and have the sheriff carry out the lockout after a writ is served.<\/p>\n Bates said she felt bullied and pushed into a corner during the ordeal. That emotional toll is a big part of why cases like this resonate with so many people. Home is supposed to be the one place where someone feels secure, and losing access to it, even temporarily, can be deeply upsetting.Her case also shows how fragile property rights can feel when disputes move into civil court. Even when ownership records support one side, actually getting possession back can take time, money and patience.For now, Bates says the judgment is a huge relief.
