<\/div>\n<\/div>\n<\/div>\nMore than 1,000 acres of undeveloped countryside in Northern Virginia\u2019s Loudoun County, including a prime stretch of Potomac River frontage, has been listed for $41.575 million. The land, located outside Leesburg in Virginia\u2019s wine and horse country, offers potential for private estates and select agricultural and hospitality uses.The offering consists of five parcels divided into two main tracts: the 292-acre Hibler tract along the Potomac River and the Prosperwell tract, which spans nearly 750 acres farther inland.According to Mansion Global, the properties can be used for residential purposes as well as certain hospitality and agricultural ventures, including agritourism, wineries or breweries, wellness retreats and bed-and-breakfast operations.Seller Fred Schaufeld, a partner at private equity firm Swan & Legend Venture Partners and part owner of Monumental Sports, described the area as exceptionally scenic.\u201cIt\u2019s just a spectacular beautiful area,\u201d Schaufeld said.<\/p>\n The 292-acre Hibler tract includes more than half a mile of Potomac River frontage. (Photo: Monument Studios)<\/p>\n<\/div>\n<\/div>\n The Hibler tract is listed for $75,000 per acre, putting its total asking price at approximately $21.9 million.The property has more than half a mile of Potomac River frontage and sits across from wooded Mason Island and protected land in Maryland.Theo Adamstein of Sotheby\u2019s International Realty, who is marketing the property, highlighted the undeveloped views from the site.\u201cWhen you\u2019re on the Hibler land, there is an island in the center of the Potomac River and hills beyond\u2014and there\u2019s not one single structure in sight,\u201d Adamstein said. \u201cIt\u2019s all protected land across the river.\u201dThe property is positioned for the development of a private residential estate, with the potential for two homes of more than 20,000 square feet each. (Photo: Monument Studios)<\/p>\n<\/div>\n<\/div>\n The nearly 750-acre Prosperwell tract is priced at $25,000 per acre, or approximately $18.675 million in total.The property consists of two adjacent lots and a third parcel located on either side of James Monroe Highway. Like the Hibler tract, it can accommodate residential development, with potential for up to six principal homes.The land also offers opportunities for agricultural and related commercial uses allowed under its zoning.Unlike the Hibler property, Prosperwell does not have direct river frontage. However, it has access to the Potomac through a public landing and offers views toward the foothills of the Blue Ridge Mountains.<\/p>\n The Prosperwell tract already has an active farmstead and agricultural infrastructure leased to local farmers.The land is used for several agricultural activities, including boarding show horses, grazing cattle and growing mushrooms that are supplied to local restaurants, according to Schaufeld.The property also includes a historic 1700s house, vineyards and a local farmers market.The Schaufelds began assembling approximately 1,500 acres in Loudoun County in 2003. They built their own riverfront family compound, which they intend to retain, while placing their land under conservation easements.Their stewardship has also included restoring historic buildings, developing one of the county\u2019s largest solar farms and hosting a farm stand for local farmers.\u201cWe\u2019re selling parts of it off to someone who really wants to love the land,\u201d Fred Schaufeld said. \u201cYou\u2019re never going to have density right around you. It\u2019s an oasis in the highest-growth and now the highest-income county.\u201d<\/p>\n The Schaufelds\u2019 neighboring compound includes several family homes, a 20-stall barn, a 25,000-square-foot riding arena, a restored party barn capable of hosting 120 people, a racquetball court and a helipad.Adamstein said downtown Manhattan can be reached in a little over an hour.The properties are surrounded by farmland, regional parks and conservation areas. Despite their rural setting, they are approximately 30 minutes from Dulles International Airport and another 30 minutes from Washington, D.C., depending on traffic.<\/p>\n Although Loudoun County is known as a major data center hub, the properties being offered cannot be used for data centers or similar commercial development.Adamstein confirmed that dense development of that nature is prohibited under the terms governing the land.For the Schaufeld family, preserving the area’s historical character is also an important consideration.Karen Schaufeld, a lawyer and children’s author, said the region’s history stretches from pre-Colonial times through major periods in American history.\u201cThe whole area is filled with historic mansions, presidential homes, Civil War battlefields, Revolutionary War battlefields,\u201d she said. \u201cIt\u2019s hallowed land.\u201d<\/div>\n More than 1,000 acres of protected Northern Virginia countryside are listed for $41.575 million.
