Now, the vast stretch of undeveloped land is set to become a new city-within-a-city, with plans for as many as 6,000 homes, schools, parks, commercial areas and dedicated housing for military and workforce families.<span class=\"id-r-component br\" data-pos=\"2\"\/>The $94 million land deal has cleared the way for Monument Hills, a master-planned community in the upper northwest Las Vegas Valley. The project is being developed by Olympia Companies and Bruin Capital Partners, which acquired the roughly 940-acre site after a federal land transaction involving the Bureau of Land Management (BLM) and the City of Las Vegas. The first homes are expected to arrive around spring 2028, although the entire development is likely to take years to build out.<span class=\"id-r-component br\" data-pos=\"6\"\/><\/p>\n<p><h2>From federal desert to a massive residential neighbourhood<\/h2>\n<\/p>\n<p>The property lies between the Las Vegas Paiute Tribe\u2019s Snow Mountain Reservation to the west and Tule Springs Fossil Beds National Monument to the east, putting the future community at the edge of the rapidly expanding Las Vegas metropolitan area. It is also near US Highway 95, an important route connecting the area with the rest of the valley.<span class=\"id-r-component br\" data-pos=\"9\"\/>The BLM finalised the sale of the public land in late August, with the City of Las Vegas then conveying it to the developers. The $94 million transaction was conducted at appraised fair-market value under the Southern Nevada Public Land Management Act, which allows certain federal lands within the Las Vegas Valley disposal boundary to be sold for development.<span class=\"id-r-component br\" data-pos=\"13\"\/>The transaction is significant even by Las Vegas standards. According to Nevada officials, it represents the largest BLM land transaction in the Las Vegas Valley in more than two decades.<span class=\"id-r-component br\" data-pos=\"16\"\/>The developers are planning Monument Hills as more than a collection of suburban housing tracts. The approved plans allocate space for residential neighbourhoods, commercial uses, schools, parks, trails and other public facilities. City planning documents allow a maximum of 6,000 dwelling units across the development.<span class=\"id-r-component br\" data-pos=\"18\"\/><\/p>\n<p><h2>6,000 homes across three villages<\/h2>\n<\/p>\n<p>Monument Hills is expected to contain up to 6,000 homes spread across three villages. The housing is planned to cover multiple segments of the market, from more attainable housing to higher-end executive homes.<span class=\"id-r-component br\" data-pos=\"22\"\/>The project also includes provisions for military and workforce housing. Current plans call for hundreds of units intended to serve those segments, including housing connected to the needs of personnel at nearby military installations.<span class=\"id-r-component br\" data-pos=\"24\"\/>The community will not be residential-only. Development plans include two school sites, commercial and mixed-use areas, public facilities and roughly 90 acres dedicated to parks, trails and open space.<span class=\"id-r-component br\" data-pos=\"27\"\/>That mix is designed to turn what is currently an expanse of desert into a functioning neighbourhood where residents can live, study, shop and spend time outdoors without having to travel across the valley for every service.<span class=\"id-r-component br\" data-pos=\"29\"\/><\/p>\n<p><h2>Why Las Vegas is turning to federal land<\/h2>\n<\/p>\n<p>The development comes as Southern Nevada continues to grapple with a housing shortage while its population grows. The BLM said the region is projected to add hundreds of thousands of residents over the next decade. <!-- -->Clark County officials have also identified a shortfall of tens of thousands of housing units needed to accommodate current demand and anticipated population growth.<span class=\"id-r-component br\" data-pos=\"34\"\/>Las Vegas has increasingly looked toward federal land as one way to create room for that expansion. Much of the land surrounding the valley is federally managed, meaning large-scale development often depends on federal land-disposal decisions.<span class=\"id-r-component br\" data-pos=\"37\"\/>The Monument Hills transaction is therefore not simply a real estate deal. It represents the conversion of public desert into privately developed housing at a time when local governments are searching for ways to increase the supply of homes.<span class=\"id-r-component br\" data-pos=\"39\"\/><\/p>\n<p><h2>Where will the $94 million go?<\/h2>\n<\/p>\n<p>Although the development will ultimately put the land into private hands, the federal sale is also expected to generate public benefits across Nevada.<span class=\"id-r-component br\" data-pos=\"42\"\/>Under the rules governing the transaction, 85% of the proceeds will support projects throughout the state, including parks, trails and natural areas, improvements on federal lands, environmentally sensitive land acquisitions, wildfire-resilience projects and landscape restoration. <!-- -->Another 5% will go to the state for education, while 10% will be directed to the Southern Nevada Water Authority. That means the sale of the desert acreage is expected to fund projects well beyond the future boundaries of Monument Hills.<span class=\"id-r-component br\" data-pos=\"46\"\/><\/p>\n<p><h2>When will people actually move in?<\/h2>\n<\/p>\n<p>Despite the size of the announcement, the community is still years away from becoming a neighbourhood filled with residents. The first homes are expected around spring 2028. Current development information indicates that ground has not yet been broken and homebuilders have not been announced, meaning buyers cannot purchase homes in Monument Hills yet.<span class=\"id-r-component br\" data-pos=\"51\"\/>The transformation, however, could dramatically alter the northwest edge of Las Vegas. What is now largely open desert will eventually contain thousands of homes, roads, schools, parks and commercial areas.
